Downtown · Gulf to Naples BayOlde Naples
The original town grid between the Gulf and Naples Bay: Fifth Avenue South, Third Street South, the Naples Pier and the beach-block streets. Historic cottages, new single-family homes, townhomes and low-rise condominiums, most within walking distance of the beach and dining.
What I watch: Lot value drives pricing on the beach blocks, so new construction and teardown math matter as much as the house.
South Naples · deep waterPort Royal
At the southern tip of Naples, south of Aqualane Shores: estate homes on deep-water canals, Naples Bay and the Gulf, minutes by boat from Gordon Pass.
What I watch: Frontage, water depth and bridge-free access to the Gulf separate otherwise similar estates; every sale needs its own comparable set.
Between Olde Naples & Port RoyalAqualane Shores
A single-family boating neighborhood on the west side of Naples Bay, south of Olde Naples and north of Port Royal. Most of its roughly 350 lots sit on navigable canals, a short ride from Gordon Pass, and it is walkable to the Naples Pier and Fifth Avenue South.
What I watch: Canal width, frontage and dock capacity are as important to value as the home itself.
Gulf Shore Boulevard · Moorings BayThe Moorings
North of Coquina Sands along Gulf Shore Boulevard and around Moorings Bay: Gulf-front and bay-front condominiums plus waterfront homes on canals with Gulf access through Doctors Pass.
What I watch: Building age and Florida’s condominium safety requirements weigh heavily on the older Gulf-front towers here; read reserves and assessments first.
Between Olde Naples & the MooringsCoquina Sands
A neighborhood of larger lots and a mix of condominiums and single-family homes between Olde Naples and the Moorings, from the Gulf to US-41, across from Lowdermilk Park. Some waterfront homes reach the Gulf through Doctors Pass.
What I watch: Many original 1960s and 1970s homes have been renovated or rebuilt, so year built alone says little about condition.
Gulf Shore Boulevard · Venetian VillagePark Shore
Gulf-front high-rise condominiums along Gulf Shore Boulevard, waterfront homes on Venetian Bay, and Venetian Village’s waterfront shops and dining.
What I watch: High-rise pricing here varies building by building with age, views and reserves; compare towers, not the neighborhood average.
Estate lots · a mile from the GulfPine Ridge
Between Goodlette-Frank Road, Vanderbilt Beach Road, US-41 and Pine Ridge Road: multi-acre homesites about a mile from the Gulf, from original 1970s estates to newly built homes. One of the few Naples neighborhoods where horses are permitted.
What I watch: Land is most of the value on many parcels; build-ready lots and teardowns trade on a different basis than finished estates.
North Naples · beachfront communityPelican Bay
A master-planned beachfront community of condominiums, villas and homes with shared beach facilities. Building-level research lives on the Bay Colony & Pelican Bay site.

Just north of NaplesBonita Springs
Bonita Beach and the waterfront, bayfront and golf communities just north of Naples, along Bonita Beach Road and Estero Bay.
What I watch: Flood zone, elevation and insurance terms vary widely parcel to parcel; price them in before the offer.
